I have a sub-contractor that will MAKE time for my projects because he knows he can make money and won’t be beat down on everything.

Looking for any recommendations or referrals for carpet contractors.

So I’m having my contractor walk it with me.

Getting an ugly house to reach its ARV potential usually means you need to manage contractors, which is not what lenders are in the business of doing.  

One of them has a boiler that needs a special contractor.

Lot cost is $500K and looking to build these 2 buildings for $400K with an ARV of $1.2M - $1..4M depending on the finish out.Please reply with your recommended Austin area Home builders and General Contractors so I can start the due diligence and bidding process for those interested parties.  

I'm a licensed Realtor, they are both unlicensed contractors.  

I was presently going off a estimated value and will indeed update the numbers when I can get a contractor in there with me to get a more accurate rehab cost.I was also erring on the side of caution with a little higher Capex and repair holdings since it is an older building.I guess if you break it down that way it might have been a dumb question. 

In your case it sounds like “focus on maximum occupancy”.Unless you enjoy it, tinkering with building websites is an endless and painful game.

I plan to wholesale the property and told her to bring a spare key ( I explained it was so I can have my contractor give me estimates on repairs & such) to which she replied being him with you tomorrow.
