I’m sure there are many variations of this (assuming it’s a spin-off of the Infinite Banking / Bank on Yourself concepts), but wondering if anyone is employing this Family Bank concept.

If the key to RE investing is to focused on motivated sellers then the present market conditions favors the investors as there are lots of people motivated to get out.Long term the housing market depends on demographics and employment. S

With the huge changes in Detroit, strength in the auto industry, and the potential for major new employers (Amazon), Royal Oak is where I am betting.

Unless the prospective tenant has passed the basic tests (FB/instagram, employment verification,  basic background)  I wouldn't do one unless A+, not worth the risk, and our properties are 45 minutes away.
