Apartments.com leads are usually pretty good as well but I don't get as many leads there as I do the other two websites.

It becomes harder to do long distance sales though.

What do you have that can solve or greatly optimize these two issues?

Turns out the Listing Agent put tenants in herself.3) I found out 3 days before close that Comparable rents came back too low, despite the Listing Agent having put tenants in for higher rent (an interesting positive from that situation), but the Lender couldn't use her contracts. 

In the 6 months I'll be doing some rehab (paint, floors, some fixtures, new island, etc.).

It has stayed occupied with tenants since i purchased, i love how it is completely hands off as well and i don't have to do any management and still get great returns. 

About 2 years ago I decided to become a licensed real estate agent in Michigan and have had a fairly successful first couple years doing that full/part time.
