The owner was renting it out and after the tenants were gone so was he.

The rising rates will wash out all the rookies and scaredy cats.

I didn't mention that I do run a pressure washing company for about 8 months during the year where I generate a decent income, this is considered a self-employed income. 

Industrial can be good also due to it's BOLT DOWN machines and harder to relocate the business.Remember STICKY tenants that makes it hard for them to leave that is the KEY.  

Even if the grout is sealed, the tenants do not care enough to clean the mess in a timely manner, the stuff in it will stain the grout and with the chemicals and pressure wash the seal will fade/go away.  

I instead went on amazon and spent $110 for my own ozone machines. 

Ended up putting in 40 feet of perf pipe in a hole that was about 8 feet deep all the way to the original cess pool area, filled with 10 tons of washed stone.

Was he licensed?  

My lender said I had no recourse other than to pay the fees.My question is, was he in the right that he could not complete the appraisal in that condition?
