I picked up a copy of Investing in Duplexes, Triplexes, and Quads: The Fastest and Safest Way to Real Estate Wealth; it's a little dated but this type of investing might be appealing to you given your experience.

@Sarah Collins it is good to give people a visual of what a house can look like.  

You have to have the vision to see past the ugly things--whether they're on the inside of the house or on the outside.Once the bushes were trimmed down and we added flowers and flower boxes, it really created a nice curb appeal.

They don't seem particularly appealing or timeless.  

Going off comps, homes on the same street similar size but look nowhere near as appealing as this one are selling for 140k-160k.

The visual is a nice touch.

That's inflation and appreciation, for you.I think that the first thing to do involves crafting a USP that appeals to the surviving family members.

Curb Appeal - What does the building looking like?

There is more stability with families which is very appealing, but I wouldn't fell as bad about having to evict select singles and couples without children.

I posted ads as a 2BR and a 1BR with an office to see what might appeal to different people and had it at the same price either way.Also thinking about the number of occupants what is the state code there for that?
