Both properties are priced at $80 per square foot, which I think is pretty good because they are both in great shape (I would be putting nothing into them in the way of improvements as they have both been remodeled recently).

It really is small @ about 300 sq. feet and I was getting $1,100/mo. before remodel but now I'm renting for $1,200 after the kitchen update.

I find the 200 amp comments interesting, we rehab quite a few houses I would say 80% or more of the homes we remodel in our area have 100 amp service, we don't do very many "fuse box upgrade required houses" these days.

I feel my dad has OVER renovated... sinking tens of thousands of dollars into high-end windows, hardwood floors, high-end appliances, and a totally remodeled kitchen.

Its just that the prices are too high vs. the rents.The clients are GC's and own a small remodel company, and will be doing a full rehab before the rent it.

We owned a high end remodeling company, and have used similar services.

A cheaper way to go if on a crawl space, is find the main stack under the toilet.
