Advantages/disadvantages about a longer-term lease in this situation?

I hope many others see this and understand why I post 100 X a week, never do business without a team in place that has a long-term mutual benefit. where in oh 

If the seller is open to seller financing, I was thinking of putting in a full price offer with 10% down and maybe terms of 30 years with 4% interest rate.  

I negotiated terms that were a win/win for both parties.

I learned SO much reading and editing BiggerPockets contributors that I turned around and did a bunch of my own deals — a flip, 2 house hacks, 2 short-term rentals, and one long term.

I've been a full-time real estate investor since 2019 and have flipped hundreds of houses and currently own a 50+ SFH rental portfolio (including short-term & long-term rentals). 

Sellers don't want to go down at all even though we try to offer good terms. 

If the trust mentions the real property, but you never actually transferred ownership of it into the trust, likely the trust terms don't govern it yet.
