So A gets $1k in interest at years end, B gets $500, C gets $5k. 10% is probably a bit high, but you get the picture.Another way is to structure it like a fund, where the main money men get all the profits and distributions until all their initial capital is returned, and then the money men give a big percentage to the 'sweat equity' manager guy.

Also the blue plastic and the cardboard structure underneath it is an eyesore, I don't know what it's for but if it's a camouflage like for the trash and recycling bins I would build a partial fence structure with a opening that you can close to hide those, and to match the fence around the the property.

The way I market the property and structure the lease all tenants have paid online - none have elected to mail their payment though they have the option to.If you are used to another system it will take a while to implement - however it's fairly intuitive.
