Based on both of your posts I’ve done a little math and calculated I would have to charge $255 a night (at a 44% occupancy rate) to stand the smallest chance of making what would make this worth it to me.

All applicants are screened the same based on credit score, criminal history, landlord references, etc.

The sale was not triggered by the urine, but after washing the carpet it is somewhat apparent it had been urinated on, while the carpet was damp the smell got very strong.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

If you struggle with creating a strong agreement and enforcing it, then you may be better off hiring a property manager.

Short term rentals usually price best 65-70% loan to value but if the cash flow is very strong to support a higher rate up to 80% is still possible these days (not common though).Best of luck.
