In general, the middle and south of the country drags about three years behind the coasts, too.But even if you're downmarket, watch the trends that stick and that disappear on the cutting edge of the coasts to know what you need to be doing to stay ahead of becoming out of style. 

Is finding the type of market before networking the right order to do this in or should I go ahead and start talking to people in real estate/property management?

Capital goods/improvements like appliances, mechanical, flooring, a roof, siding , driveway, etc will have their own schedules as mentioned, but the building depreciation is straight line and easy.  

In hindsight it we should have gone straight to the studs right off the bat. 

However, you can automate most of it with the right software/checklists in place,    The majority of my work really consists of being responsive to questions on my phone when they come through (which isn't all that much if you get ahead of FAQ w/ auto-responses and drips).So with that said,  10% is too low because you must be responsive to 4-10 new guests every month.   

But if the law is already on the books, I'd rather go ahead and become fully compliant now, as soon as I start my first STR in Atlanta.

If those things aren't taken care of, and quickly, you just kissed goodbye 3-4 nights of rent straight away.And just because you self manage doesn't mean you make more money.
