@Nasson RaymondI cannot speak directly to the services of Advanta, and must disclose that I am a competitor offering a different kind of service in the self-directed plan space.Two key things come to mind:1) Advanta is a 3rd party administrator for IRA accounts. 

Like i said, i speak from a very investment oriented perspective.

Plus my father who is 51 would have the added benefit of having these two properties paid off by the time he's in his mid 60's, probably about the time he will be retiring.My Father is basically my "Private Investor" so to speak because he has cash and I have more time and energy to put into the ins and outs of finding deals and dealing with tenants.

Is there anyone that can speak intelligently about it and familiar with the area?

I  will be vacationing so no business meetings on that trip unless you want to invite me to speak on subjects that could be helpful to your group.. given my decades of experience in many parts of the US.. so that's in the for whatever its worth category.. maybe nothing :)  thanks again for the chiming in.. !!

I can't speak for every lender here but every bank that I have ever worked with, worked for, heard of, will take payments from anyone. 

A custodian may or may not be "client facing" from the standpoint of you and your investors being able to speak with their representatives about the questions you have. 

Or anything idea so we can both come out winning from this.Or am I even entitled to anything?
