We always recommend a survey and/or flagging the lot corners, but some cash-strapped buyers may wish to skip it and hire a surveyor later when they are ready to build.

I looked at her payment history on Apartments.com and it looked as if she had been paying sporadically... skipping a month and then paying double the next month to make up the difference.

So, skipping ceiling fixtures isn't a big issue in my mind.

Then once you get the code violations, do you skip trace the owner like you would if you just came across a vacant building?

Feel free to skip them.

Some are so crazy even having an inspection period/contingency will make your offer non-competitive, but I'm not a fan of skipping those.Anyway it sounds like you're on the right track.
