Friction and impact surfaces

Any hard money lender I have ever heard of makes you put some money down so you have "skin in the game".

I tend to be pretty comfortable in my own skin within this asset class.

I was under the impression that most conventional lenders need that equity in there as a cushion for them, while HML guys prefer the "skin in the game" as a means of motivation.Nathan--what you stated is exactly the info I am looking to get at our meeting.  

Fortunately it was a small grow that didn't cause any big issues (moisture damage, electrical modifications, etc) but every surface in the unit had to be painted as well as new carpet and pad.

It just sets on top of the tank top and prevents major tank rock and gives you a nice surface to place items on.

The lender is much more likely to approve the loan assumption if you are bringing real money to the table and have skin in the game (even if it's someone else's skin).  

He said this might be the last free one he does, because maybe it'll take some skin in the game to get people to take it more seriously.

My single family homes allow me to still expect the tenants to have skin in the game and responsibility.

Most never surface, usually they get assigned one way or another, development was too much of a pain for me, more of a side note and I bail from long term arrangements for several reasons, I'd rather be in and out.
