Many realtors dont have a clue about what really goes on with the investing and business side of real estate.

Better off starting by buying a duplex, living in 1 side, moving out after a year, buy another one, etc etc. 

Just because a neighborhood is hot, some investors say that house sold for X so mine should, when in reality they've not rehabbed to the same standard. 

I will say up front, I have seen so much conflicting information on this space and where the market is at currently, I’ve been airing on the side of caution and waiting for a market pullback on valuations.

The roof and sidings are in good shape.

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

I am thinking I shouldn't have an issue building a side/side or front/back duplex or even twin homes and keeping it under $200k.
