The insurer will probably have liability to the Buyer and the Buyer's lender if there is one so the Seller needs to understand where the insurer's responsibility lies.I've seen many E&O insurers deny liability to it's insured (the settlement/escrow/title agent) unless the agent has purchased a separate rider to the E&O policy.
