If we decide to stay with it I don’t think we could be as conservative with the next house plus saving up for the next round of upfront costs will take some time.To my questions:Where do you come up with the down payments, rehab, closing costs for new investments?

A good example, I feel, of an opportunity less known to RE "newbies" is transactional funding for wholesalers (back to back closing) where one could get away with minimal amount of own money, but end up investing time instead.

all round numbers for conversation sake.I have 11 units in the greater Pittsburgh area. 7 are currently financed using the methods I have described and haven't gotten any push back from my lender when I request a loan.

Yes, you'll totally spend 10% just maintaining it then you'll have enough big ticket items to get you into that 2-3k (or more) each year.Tenants that live 600/mo or less will not all treat your property well.

Honestly though, if you're in VC and can get into some early rounds of funding on some decent projects you'll make a whole lot more money than buying 4 plexs ever will.
