as far as the interest part goes, i'm not sure if i'm calculating this correctly, but with a $180,000 loan @ 3.75%/10yr, the final interest would be $36,132, but if I roll it out to 30 years which also increase the interest rate by roughly 1%, that interest rate soars to $158,072.

You could have negotiated that fact or not have bought the property so you wouldn't be materially damaged like you are now.Often buyers never want to spend money on reports and they roll the dice that the property will be okay.
