I still think nothing beats California appreciation - if you can house hack, add an ADU buying locally has an advantage (can check on the renovation in person frequently, which I did on my Bay Area SFH) but the Midwest is much easier to get into real estate investing with less money.

I reckon you shouldn't focus so much on deals that would "cash flow well", but, deals whose ARV (after YOUR rehab) WILL get you all your initial outlay back upon Refi, (and will STILL cash flow - a bit), so you can Repeat, Repeat, Repeat......

Like in the example of buying a quad, living in one, rehabbing the rest, increasing rents for the rehabbed unit, using the GMR for the area to find a new valuation price for the quad, refinancing, buying another unit, waiting for another year, monitoring the GMR and selling the first unit at a high appreciation, using the proceeds towards a 1031 exchange and repeating the process.
