I do this everyday for motivated  real estate investors. 

Other neighborhoods condos remain pretty solid. 2 level condos are moving much better than 1 level condos.

Depending on the source for the remaining financing, they sometimes prohibit the borrower from recording second mortgages.

If they are, they will be much more likely to know who the most likely buyers are, which re-trade on a regular basis, which have performed in the past, and which are in exchanges or are otherwise highly motivated.

What's important is not how much equity you have so much as the remaining loan balance and the home value.Example: you have $150k remaining mortgage and the home appraises at $250k (thus $100k in equity).

Try it out, if someone is motivated enough and you have their solution, all they will care about is their situation.

I have been preoccupied and extremely motivated with my First duplex live in flip or BRRRR, not sure yet.

If all she is willing to do is authorize you on the account, she is not motivated at all and you are wasting your time.
