I think the property tax rates are high.

This is not advise I'm not CPA, this is just something for you to think about.

It also creates evidence of their "incompetence" for others to find if they go looking (think future clients).  

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I think Lending Club or similar is becoming the most practical decision for us at this point...

I think it sends email when payment is made, however when a maintenance request is made I’m not alerted.

Too many folks think that physicians have deep pockets (if we do, it's not from just being an MD), so we are an attractive target for lawsuits.

If they don't have this....they are probably not actual in the business of managing property.Well I think both right?
