I also agree with Marc, insurance should be mandatory and in fact probably is mandatory per park regulations (if it's in a park).If you have seen the end result of a Mobile Home fire, you know that not very much survives, pretty much a total loss.

I would consider the $4200 a better estimate (50% rule) than the overly optimistic $5960.If you're getting people to buy units in an LLC, vs. buying a property or lending on a property, I assume you're done your Regulation D filings and are only offering these to investors that fit within the guidelines of your offerings.

I recently converted a closed out garage back to a garage and it was very easy since it was just a drywall job.I guess this can depend on your county regulations/permitting but then again the easiest thing would be to leave the door.
