I have had some servicers accept a signed/dated letter from the homeowner declining the modification and I have also had some who force the 3 month trial to go by without any modified payments received THEN they’ll go into short sale.

I met an inspector inthe process because while I was looking for something, I made an offer on a duplex and I had an inspector check it out and I was there at the time and I was able to ask all sorts of questions and he pointed out many things to look for that I could look at before paying a pro to come check next time.I had just the month before closed on the house I am living in, using the same mortgage company, so I got really familiar with the process and all the documents needed, so this time I was told that I was so efficient with all that that the loan processor would not need to do anything if all the customers were like me.

And to be clear, you must use All of your cash received from the sale, not just the profit, along with buying a property of equal or greater value than what you sold, to defer all taxes.

Investors, as both a Realtor and an Investor I see the value in using a well experience/knowledgeable commissioned agent to list properties BUT I wanted to get your feel for the type(s) of Realtors/agents you use to list your properties and if you have been happy with the services and outcomes you have received (or if you got your license specifically to purchase and list your own investments).

This was the previous thread i created; https://www.biggerpockets.com/forums/12/topics/594...I am not employed currently and am still in school but have roughly a 50k bankroll and i can make 5k a month on avg and my credit score is okay so far (recently got credit card a few months ago), i have stats/graphs/records documented from poker earnings and am currently trying to fill out my w-2 filling tax returns to show proof that i have document-able income and all i would need is 2 years worth of w-2s?
