Our focus is buy and hold as our desire is to retire back to OK (I am currently active duty military).Purpose of this blog is to build a network back in OK to bounce ideas off of, find the right people to have in our network for PMs, GCs, and anything else that may assist us in moving our REI forward in the right direction.Just for a quick description of what we are looking for:SFH (possibly duplex) 3/2 around 1000 +/- sqftNeighborhoods we would be willing to raise our kids in ourselves.We really like the 2% rule but willing to consider 1.5% but also look at the 50% rules as well.Would really like to see rents come in around $800...starting to think $700 would be a conservative starting point.Somewhere in the $50-$80K price point.We look forward to connecting with likeminded BPers!

complains constantly about everything older gentleman but other then that is a good tenant always pays on time Thinking of raising his rent from $730 to $770 he lives in a 3 bedroom apt in Scranton pa and those rent for more then $800 is this a smart solution thank you everyone in advance

The coin boxes were no longer lockable & we couldn't raise the cost any higher, so we decided to raise everyone rent & supply a new set of (scratch & dent) appliances.

I don’t think on my first BRRRR I would want to take that on yet.For price range, I was hoping to learn more about raising money from either private money or hard money lenders so the price has a bit more wiggle room.

I even got a minor raise at work (which helps but am still short) and I am planning on moving in the next couple of months to bring my rent down about $200, also, I have $0 in other debts (student loans, consumer, etc.).
