I have been a BP podcast listener for a while now and finally had time to create a profile.

Make sure to put up a photo on your profile, people are more inclined to help.

Profile the seller and figure out how you can reach more entities/individuals of his/her profile.

(regular tenants do not want to have to deal with that).A sticky subject I get asked on my commercial listings is tenant base.Meaning race and profile of the tenant.I can't comment on that because of fair housing laws but they can generally see from the names and go from there.Just like people that tip at a restaurant it is a given that certain types on average give zero to a small tip.The same can be said for a certain tenant demographic that can be real demanding yet you have to pull teeth to get money from them.I am not saying all are that way.Just saying with percentages it's often more the case than not.So while it is a TABOO topic it is looked at in a buying transaction.

I also noticed that if you select 30+ on your profile "Deals Complete" field that 30 will be displayed.

Jocelyn - Send a colleague request and you'll be able to contact others once they accept.That said, the odds that someone will accept given that your profile is blank and you've got no profile pic are rather slim.

I will be out of pocket around 60k which I am not happy about but thihs property fits my profile of properties that I like to invest in.any thoughts on how I can be creative and not be so out of pocket on this?
