(I need a bunch of people to put together a 'limited partnership' that benefits the sellers, us and the buyers, alike.

As you know, an RM, once triggered by the incurable breach, requires a balloon payment of all unpaid principal, interests, advances, costs, etc. 

Also, when you post, if you use the word Lawrence instead of 01843, that will trigger others who have it set up in their keywords to join the conversation. 

In other words, if I transfer a property into a Land Trust, will that trigger a Due On Sale Clause?

And perhaps if interested, I've actually got some projects coming down the pipeline I'm hoping to secure by next spring, and as long as the partnership with this company works out as planned, I'll be looking to tap into some additional capital.  

I'm contemplating contacting a handful of active home builders in this niche market to explore the idea of a partnership in which I would contribute the lot and they would put in a new home and we would potentially split the profits.  

Unless you already have some deals going and can afford that "experiment", I would definitely get more feedback before I pulled the trigger. 

The only thing I would really shy away from is your partnership.
