By the time somebody detected the problem the water pipes had burst, ceilings had dropped and lots of damage to the house and furniture, to the tune of $46,000.We had an incident where the gas company turned the gas off, by mistake, wrong address, in a vacant house and we had over $50,000 in damage. 

The home boasts an outdoor shower, washer/dryer, work-space, dishwasher, sunroom, two-tiered deck, 50” smart TV, and full kitchen amenities.

I'm sure they can still survive by using the stove top, microwave, sandwiches, crock pot, pressure cooker, or whatever.If it's going to be a long time, you can try contacting a furniture rental store to rent an oven.

If I have enough household members that we need 4 bedrooms, I'd definitely want more than 1 bathroom.Is it normal to not have grass in the outdoor area?

Furniture would be depreciable, cleaning, towels, shampoo, extra keys, repairs directly related to rooms that are rented, etc...

I appreciate your input Brandon, but it appears that d(1) contradicts your first point:"Except as provided in § 1.162-3 (relating to materials and supplies) and in § 1.263(a)-1(f) (providing a de minimis safe harbor election), a taxpayer must capitalize amounts paid to acquire or produce a unit of real or personal property (as determined under § 1.263(a)-3(e)), including leasehold improvements, land and land improvements, buildings, machinery and equipment, and furniture and fixtures."  

Fortunately, I am able to allow him outdoor time several times a day -- also, I fenced in a short hallway to restrict his movements when no human is home with him. 

I can , but they moved in today and may say that since their furniture is all inside , it is pointless now to get another cleaner.

Now I can see them, less cigarette smoke comes on my side, I can’t really hear them anymore and they really don’t hang out outside as much anymore because they were outdoor living to harass.
