About a year after the flood, we moved and we took up 2000 sq ft of flooring and piled it up in an unheated detached garage for storage and then about 6 months later relaid it on a cement slab in an apartment; other than some minor chipping on the lips that made the install a little harder, the stuff was like new.

These include North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, and Livingston Park.

The agents may figure out it's in their best interests to chip in dollars to get this closed. 

Trees are beautiful but mature oaks and pine trees near a home and/or with limbs overhanging your roof can equate to big expenses over the years.

@Chip Ferguson this depends on your state's laws.

I am currently interested in Philly- Cedarbrook, Wyndmoor, Stenton, and parts of West Oak Lane- row homes or twins.

So far, my conclusion is rent, as of Feb 2021, its pretty similar in the price range I am looking for in Austin, San Marcos/New Braunfels and San Antonio (Rent all around $1500-$1795 range depending on areas for $200-$300k property) Austin: Seems like you have to be willing to go $300k and above but the rent doesnt seem to increase with it, so either you need to put much more in downpayment or be willing to chip in each month for expenses, as an investor. 

For example, no chipping paint, handrails required, etc.Many are in poor shape with lots of deferred maintenance.
