Curious if anyone has done something similar for out of state investors buying BRRRRs and buy and hold deals in their market.My thought is that I'll keep doing what I'm doing with the novice-rehab investors who want to dive in and pick cabinets.

I agree--most wholesalers are fly by night and don't know what they are doing.   

The tenant recently abandoned the property in the middle of the night.

And if there are some red flags, I'll dive into social media to see if he's constantly waving the 5-leaf flag or partying heavy or whatever.I won't tell him he's declined because of what I found on facebook, but it may sway my decision to reject based on something else.

The folks that choose to leverage are "hopefully" not up at night worried about this or that. 

During that time i’m sure my tenant was extra loud because nobody was below him, he likes to have people over and play music...I told him a couple times about keeping the noise down..a couple nights it’s been 2am and i hear music thumping!

I personally like to throw any potential deals into a short matrix spreadsheet that I've developed over the years that is easy for me to enter and shows me things like current/max rents for area, income expenses, cash flow, cap, CoC, location rating, if they'll carry to judge side-by-side before I spend the time do a deep dive into the numbers.

If not spend the $350 to fly out one Friday night on a red eye, spend Saturday looking at the property and fly back Saturday afternoon.
