Every situation, just like every deal is unique and different. 

I would recommend finding a property that can work as more than just a MTR so that you have multiple strategies to fall back on if one doesn't work.

I am a new to this and need advice on how to handle this situation.

Tesla is building a semi truck factory and multiple data centers are bringing high paying jobs and diversifying the economy.  

There are several properties in the area that have multiple homes on small acres. 

But also real estate in my area is heavily expensive, so that doesn't help the situation, often times i find in gilbert, the cash flow is negative for value.
