My initial thought is being able to "inspect" damage or a repair by having someone video it and send you the video, or you could watch live and ask questions.Second thought is having typical security cameras in common areas and being able to remotely review footage when someone has a complaint, at least to get a sense of what's going on.Seems like with modern technologies there should be some clever approaches that make remote management easier...Speaking of which, @Ryan Swan, there are electronic locks you can put on a door such that you can give a person a one-time code, and you get a record of exactly when they entered and left.

We're overestimating but we would budget another $100k for renovations to update it and completely modernize it.

-I would only put 5% or 10% down because those are the benchmarks where you have a lover VA funding fee.

Good afternoon , I am a new builder in corpus , focusing on modern design I'm also interested in partnering up with a developer to get my vision and scale it to a bigger form and build specs and short term rentals simultaneously.

I have two Federal Pacific breaker panels that need to be swapped out for safe modern panels in a rental property near UC, and a few extra circuits added. 

I used American Modern during the rehab period (it was sold through an Allstate agent).  

I would like to modernize the apartments, open concept living and dining, kitchen and bathroom upgrades etc.

Re: Only pulling down to 20 degrees below outside temp.I don't know what kind system you have, but...In my personal residence I run the A/C at 69 when it's over 100 degrees outside 24/7 with no problem at all.It pulls down the temp to wherever I want it.I have a lot of insulation and modern double pane windows.In the winter I run the forced air part of the system at 72 when it is 20 degrees outside with no problem.Good Luck!

Now I have no idea how I'm going to go about finding the deal for this property (I live in Fredericksburg, Virginia so if anybody knows anything about this market, please by all means contact me or I may decide to move to a different location and invest there) or how I'm going to go about getting the money to make the down payment (maybe one of my BP in-laws can help me out here as well)End goal-I want to own enough equity and generate enough cash flow in my multi-family commercial real estate properties to be financially free to travel first class or by private jet, own an island or a really nice beachside modern luxury estate, a Mercedes-Maybach S 600 Pullman, a couple of luxury watches, and most importantly I want to be able to take my grandma to Canada (she has never been on a plane and has always wanted to go to Canada.
