The same thing for Title on our contract we had the seller paying 100% for the owners title policy, which apparently covers the title policy but not all of the fees associated with said policy (Mortgage recording fee, Endorsement Fee, Messenger Fee, Sub Escrow Fee, Mobile Notary fee).

I think investor friendly agents are willing to submit low bids with a straight face, show you "pocket" deals that come through their agency, give you background on areas you don't know and estimates on rents (although one needs to do more research for oneself).

@Calvin Rankin  No county assessor in California will post the owner's information online because of California Government Code Section 6254.21 which states that “No state or local agency shall post the home address or telephone number of any elected or appointed official on the internet without first obtaining the written permission of that individual.”
