Design fees on a bathroom are going to be near the 15% range, whereas a complete house design is going to be in the 5-10% range...   ...unless you're having a high-end custom home built, then figure 15% (or more) for an architect.Anyways, I hope this helped.Brandon

I've looked at many occupied properties before from a buyer's perspective, but this is the first time I am selling one myself and am looking for a little guidance as to how to proceed delicately as the tenants are pretty loyal to me as a landlord and I am assuming aren't going to take news of the potential sale well due to the uncertainty of a new landlord and whether or not they will continue to honor the existing lease.They currently have about 5 months left on their existing lease and although I would love to wait until their lease is up before selling, at the same time I don't want to sell the place in the late fall/early winter.

In ordinary residential transactions, the custom in southern NJ is to use title companies, while in northern NJ most people use attorneys.An attorney will charge more than a title company does.

You will have to pay for everything - website, customer contact software, advertising, signs, training, admin help, etc.Most people don't want to get their brokers license and go out on their own because they don't want their butt hanging in the wind.
