Two questions for those of you that have more than 1 self-managed STR:1.

When I was actively buying and building my best leads came from my barber.

No one else in my office wants to do the marketing, but it's my job as the Business Manager to drive leads to our community!

I've split tested this and local callers have always gotten more leads than VA's....even well trained VA's with little to no accent.    

I am looking to purchase my first multifamily investment property via seller financing and wanted to see if there is anyone who purchases deals creatively like this often or has done so in the past and wouldn't mind helping me get started in the right direction?

You could certainly dive into a new build cold turkey, but you are then relying on your team very heavily to make it a success with little ability to self assess progress etc.

I make 80k a year more than my taxes show..I would love to use a bank, can you point me in the right direction?
