History of lots of judgements against landlords?

Yes, there is profit to be made in the area, but I would still like to get an idea of what to expect for planning purposes.Am I overthinking the scenario and should take heed to his judgement, or should I push to always get comps?

Just to be safe, I had them do a quick search for any judgements, loans or back taxes.
