I invest through an LLC, so my interactions are limited, but transactions are processed in a timely fashion and their fees are reasonable.

All of this was done in a few days time.We got it cleaned up and, after chatting with some neighborhood folks, we discovered that the low wall to the side of our property was a drug market with several dealers selling different things.  

The fact that you've overlooked them all in your analysis tells me you're probably not ready to take on a commercial property and it's probably a good thing that you don't have any "skin" to lose on this deal.If you're really set on this property though, you could always have another 20 minute chat with the owner about owner financing.

It's almost as if this was all orchestrated to intentionally cause the bubble and come in the back door cleaning up the mess to repeat the process churning profits.I don't know if securitized portfolios of SFDs will fly, Warren Buffet seems to think so I believe, he has a pretty good crystal ball in manipulating or seeing the interactions between market industries.
