Worst case in my opinion includes anything not catastrophic, like a foundation etc. expect to have to replace a kitchen flooring all bathrooms and paint at a minimum, plus anything you can see from the exterior of the home.

if it's been vacant that long and you need 10 kitchens and at least 10 bathrooms your estimate of 120k is going to be a lot higher.

It is about 20,000 sq ft with a parking lot and about 1.8 acres, all open inside with 4 bathrooms, 4 entrances, it's an old bowling alley (none of that remains, lanes, etc.)

My plan was to house hack the duplex, pull equity, rinse repeat...Enter FIGHT CLUBThe first week I moved in the power got **** off from failure to pay (last tenant) no power added with the no water (I shut it off as the bathroom had been leaking for who knows how long 🤷🏻‍♂️) Just like the movie 🎥 no power hell, I think they even had water in the film.

The MDF cabinets are also less easy to paint with a roller than the unfinished ones after some tenant abuse although I've done it before using appliance paint.For bathroom sinks, I've been leaning toward the $54 pedestal sinks because it seems like they would hold up better and look better in the long run than the particle board vanity sinks.
