Logic suggests that transferring ownership to another entity would prevent me from realizing any personal tax benefits. 

As mentioned above, seller addendums apply that prevent assigning a contract.

However, last minute cancels, last minute pretty much everything by these sorts of investors has prevented me from working with regular buyers/sellers - not that they guarantee a paycheck either but the odds are better anyway! 

I drive neighborhoods real slowly and it prevents neighbors from thinking I'm trying to case the neighborhood for a robbery.  

This question is posed to multifamily operators and managers of larger apartment buildings that have recently implemented RUBS through a 3rd party vendor.In your experience, what percentage of your utilities were you able to recover from RUBS?  

We also would like to avoid them being named as an owner to prevent them from any liability (though an umbrella policy may be the solution to that).

You can always execute a new contract if/when needed if the first one is deemed invalid.By getting it under contract now, at the very least you prevent a competitor from beating you to it by doing the same thing.Just be open and honest and manage their expectations - canceling one contract and executing another is not a big deal, and shouldn't scare them off if they know it's a possibility.

This prevents the tenant from depositing the additional funds and voiding the notice.
