I'm a cash buyer and I have filled out at least a half dozen forms that wholesalers have provided for me.

We originally wanted a duplex and live in half, but all around here seem overly inflated on price 150k or higher.

Try a single family home, or something 5 more miles away.  

Or better yet, pick another town, split the package in half and diversify.Having personally done a number of properties in Detroit and other surrounding suburbs in Wayne County, I would say be super careful before you spend your money on a package without doing a bunch of research.  

They are highly trained to smell "motivation" a mile away.

If you cannot trust your team, you will be left with a half finished liability.

I would build an extra half bathroom but it would destroy the architectural integrity.
