For the last year or so I have read multiple business books (specifically real estate related) and I have been studying real estate intensely on youtube etc. for the last year so.

Buy books, read articles, comb the Bigger Pockets forums for info. 

This website is a great place to start, but there are a number of books that you can read as well.I'd say there are two things you need to get straight on, and you sound like you're almost there anyway.1.

The top recommended around here are booked way out and I haven't had good luck with others. 

I read a lot of real estate books, I studied a lot on bigger pockets, I have family members who have done ok in real estate and its something I always knew, I wanted to get into.

Watch or listen to the podcasts, read some blogs, and definitely read some books. 

I understand this may not make a ton of sense because its higher level stuff but the a great book to check out is "Landlording on Autopilot."

Hi John, I am in the middle of reading the book "investing in real estate with no money down" by B.Turner and he mentions that seller financing is the most suitable for homeowners who own their house free and clear otherwise there is a risk on due on sale clause.

Just started reading one of their books as well.
