I'm on the fence about this one...The REO property I'm interested in is in a subdivision that the ground water is partially contaminated by THC from a manufacturing plant.

They will remove front fence to get equipment on property and after they haul away they will level the ground and get the final inspection of work complete from the city.

I think I have really done as much research as I can without drifting into the “Analysis Paralysis” phase.

If they paid their rent via a cc and then did a charge back, that would be grounds for an immediate initiation of eviction. ie, fraud/theft.

So if you may please help me get my feet off the ground with any advice and pointing me in the right direction that would be a blessing.

I'm still stuck in the whole analysis paralysis phase right now and it doesn't help that this isn't the friendliest market to  begin investing.
