Typically in my (limited compared to yours) experience most issues come up shortly after moving in.

The whole point of these type of  deals is for someone who wants to live in the 3br 2ba luxurious duplex while amortizing a larger mortgage and owning land outright vs condo association while paying less out of pocket then the comparable sq ft condo costs after assessments, etc.That top unit duplex pro-forma we figured $2750 w free parking spot.

Can I ask if the terms I mentioned are comparable to what you have?

We get $75 more a month for a condo that has a swimming pool compared to similar units that don't.  

Kenosha and Racine property taxes are still fairly high compared to the rest of the country though, something to watch for when looking at rental properties.  

I've heard good things about those markets for buy and hold...I've got some friends who are pilots at Davis-Monthan, so I now have an excuse to head down there and do some boots on the ground research. :)Are you looking at any specific parts of Tucson/Phoenix? 

My wife wants to sell the house this summer/fall, as the furnace problem won't be nearly as big of an issue for most people compared to selling it closer to the shutoff date. 

Have you contacted any lenders to see what loan programs they offer so that you can compare and choose the one that best suits your goals?

I find even the most tenant friendly state/county/City in the US heaven for landlords when compared to Spain.
