Make sure they list you as a lender on their homeowners insurance policy, and not as an additional insured.

I have had a lot of luck getting people to find me deals that are not even listed because I pay a finders fee.

Hey Bryan, A lot really plays into the valuation and listing prices for properties: bed/bath count plays into it for sure, but also appraised condition, neighborhood location, neighborhood class, expected rental income, etc. 

What other things need to be done that aren't on the SA list?

 I suggest using as many places as possible to list your MTR especially when starting out.
