Dirt cheap bandit signs around town about 150 placed and dotted around local zip codes with hot spots of interest/traffic.3.

However, rates have since moved upward abit.

It’s more of a buyers market so I’m getting some great deals on pricing.

Any insights or experiences you can share would be greatly appreciated!

Charlotte is a great market (though it is seeing a lot of new construction this year!). 

Fix & flips and long-term rentals—great combo!

It’s great to connect with another investor.

There's a reason I'm not buying them though... because if cash flow is the driving factor for me, Fanduel has some great parlay boosts :) I want wealth and putting down 50k to make $150/month doesn't excite me.  

And also, since I am the borrower, am I correct in my understanding that I would be subject to a tax on cancellation of debt which would lower my total IRR.I saw many years ago (like in 2017) on BP that note investors were shooting for 10-12% IRR in a zero-interest rate environement.
