The trick with doing that, obviously, is that you have to pick up the houses at extremely good LTV's because you have to add in the finance costs for the hard money lender as well.re: Other questions1) Use of heloc?

The trade off is very low maintenance and the Rental market is extremely hot in these areas so you can charge high dollar rents.
