., If you decide to sell you could certainly do a 1031 exchange and use the proceeds to buy more rental property closer to you that might fit your investment criteria better and do it without paying tax on the gain.But I would first discuss with your cpa to see if this house might qualify for a prorated sec 121 primary residence exclusion.

Most subs are not exclusive and if you are starting out you may find some great contractors that way.Don't get in a hurry to do a deal.

@Linda Willis  It sounds like you are finding seller financed notes for a company who sold you a little training then sold you an expensive mailing list to find notes exclusively for that company.
