., If you decide to sell you could certainly do a 1031 exchange and use the proceeds to buy more rental property closer to you that might fit your investment criteria better and do it without paying tax on the gain.But I would first discuss with your cpa to see if this house might qualify for a prorated sec 121 primary residence exclusion.  

Most subs are not exclusive and if you are starting out you may find some great contractors that way.Don't get in a hurry to do a deal. 

I buy almost exclusively foreclosures and don't typically have too much of a problem getting a bank to lend.

@Linda Willis  It sounds like you are finding seller financed notes for a company who sold you a little training then sold you an expensive mailing list to find notes exclusively for that company.

You could list a classified ad in your local newspaper (if you have one).  

The typical flat fee listing uses an "Exclusive Agency" listing agreement, but that listing type accounts for over 20% of listings on some MLSs.

Far better than any CRM for my purposes in my opinion.I will focus exclusively on cold calling to start with since it's the most direct path to reaching out and touching prospective sellers and learning to deal with them.

Ask them if this is a job for investor or homeowner, then ask if they work primarily with investors or home owners (you're looking for GCs who work mostly or exclusively with investors).

Piled up newspapers, deferred landscaping and maintenance, yard signs, notices on the front door or windows of the home, windows without drapes or blinds, etc.
