Andrew,Miami is a very expensive place to build/renovate in some cases it's worth looking at the total funds expected to be used and regroup.

Water in this market is very expensive.

A top of the line furnace only replacement in the expensive market of So Cal would run between $4k to $5k.

Living in the property during the renovation not only saves me on living expenses but also allows me to intimately understand its potential.

While costs have generally gone up, I am surprised it's the same as the bay area where things are way more expensive.

Andrew,I did wonder that question, if two less expensive houses will bring more in vs 1 big one.

I'm clean, so I don't want to have to pay for that expense, which does get passed through.
