Look at the rafters to see if they are pulling away from the ridge beam or is they are bowed or cracked.For the electrical, pull the panel cover and see if you have corroded connections, aluminum wire connections, wire sizes correct based on the breakers that they are attached to, ground wires visible, signs of burn marks, etc.For the plumbing, run everything at once.

We would keep reserves for each property and also assume debt service would change with public/private lending.Taking this into account and buying enough property in the first two years to invest the total sum of money and then continuing each year after investing the returns shows that we would hit the 200K yearly mark in about 5 years.Please let me know if this plan seems to work or if there are any things I am off on.

Anyway - make sure you pay for labor - they can get their own materials and give you receipts - no mark up on materials.I would use the recommendation of the local REIA for sure - stay away from the web if you can for this since you have access to someone who can recommend - you might not be successful but you will reach success quicker that way!
