Yes revert billing to owner during turns unless it's like a few days.. then I just send in the new tenants information on new start date and old tenants move out date..Power company knows it's a landlord owned builiding so unless the units going to be down for more than a week I just send in the normal move in move out change for my tenants. some power companies have online service for start stop but I still download the forms have new tenants sign and then I fax it in with signatures.

I had a file folder (a real one) that I put all receipts in so it was easy for me when I got a computer (back in '95) to make an Excel file for each property and category.I'm an ultra-conservative (financially) guy so I always was concerned about taking no too much, and too high a proportion of debt.

FYI: If you only purchase the Find Motivated Sellers Now monthly plan, you'll only be able to download 1,000 records/month...I learned the hard way...in order to download up to 15,000 records/m you'll need to buy there annual plan and pay upfront...it was about $2k...but for me, that's only 1/5th of a wholesale fee, so I believe it will more than pay off.
