I can't invest with prosper.com even if I wanted to because of injunctions levied by the state of NC. prosper.com violated federal and state securities laws many years ago... and even thought they have corrected the disclosure and securities law problems, NC will not remove (apparently) the cease and desist order.

I use a "skinny contract" one page - I want the seller to see that it is short and easy to understand.Make sure you have a built in extension, profit disclosure, assignment rights, delayed settlement clauses and maybe an hybrid agreement.Just think - no more floor duty - turn downs - driving people around to look at properties - dealing with unfriendly agents - brokers - paying all those fees.FREEDOM at last you have a new CLIENT - and that is YOURSELF - treat yourself well - work only two days a week - not 7, work in comfortable cloths - forget the suit and tie - wake up when you want, enjoy an extended vacation - give your wife and kids the gift of YOU - life in my opinion is too short not to have the things you want and the pleasures of your family.At 75 years old - it took me awhile to learn the secrets of representing MYSELF, but i have never been more successful and happy!

After an uproar, they decided to make tenants sign a disclosure that the windows were substandard without having to change them.Closer to campus = better.

If you feel that something was done fraudulently, then you can retain an attorney to draft a demand and potential file a lawsuit that will pay for any of the problems that the inspector and agent failed to disclose (the seller is also liable if they purposely omitted information from their disclosures).Overall, I believe that it would be a huge cost and a lot of time committed to recover anything, but you may be able to find an attorney that will take the case on contingency, but attempting to recover damages from an inspector is going to be an uphill battle.

In Oregon they are Not.. for instance. only stipulation is a real estate broker has to do the disclosures for you ( CA law)Also you may want to just turn this into a TIC situation  were everyone is on title. but in reality 100ik in the big picture is simply a very small amount of capital.
