PadSplit is directly involved in tenant screening and placement but does not manage the property.

It can be a nightmare dealing with occupants that don't get along and want the manager to play "cop".

Thank for the help instead of holding them is there a way to market these to a niche buyer that is looking for some rental income, would the numbers work better as a true development and sale deal?

I personally work with private money a ton in my development deals and most are in 2nd or 3rd position but have lots of equity and established relationships. 

Out of 15-20 deals/mo, we do 7-10 as rehabs still, so having one seamless place to work was vital.
